The Villa Gaitanes project of 37 THREESEVEN, located in the prestigious urbanisation of La Moraleja, is already in the execution phase and the structure has been completed.
Villa Gaitanes is a volume formed from the addition and subtraction of circular shapes to a central rectangular mass. The circular shapes that compose it generate environments of covered and uncovered terraces that embrace the natural green landscape of the terrain.
The organisation of this villa is distributed on two levels, so that the intimate and social areas are located on a single ground floor, at the level of the main entrance. The support areas, services and facilities are located in the basement, which is practically impossible to see from the plot due to the care taken in its implementation.

New project Villa Noon, the first zero villa in the world

This project, located in the exclusive urbanization of the Reserva de Sotogrande, is designed with cylindrical volumes that follow the unevenness of the terrain and a stone facade that harmonizes with the landscape, subtly integrating into its natural surroundings. From it one can enjoy panoramic views of the reserve, the Sotogrande beach, the sea, and, on clear days, Africa.
From the highest point of the plot, you gain access to a courtyard characterized by a water feature that creates a pleasant space to enjoy at various times of the day. From this space, an exterior staircase leads to the circular courtyard which houses the bedrooms and an interior hall with views of the sea. At a lower level, another circle contains the daytime spaces, such as the kitchen, dining room, living room, and an indoor spa, all designed to maximize comfort and connection with the natural environment.
At street level, at the end of the plot, are the entrances to the garages, integrating functionality and aesthetics without compromising the harmonious design of the house. This architectural layout allows the house to blend with its surroundings, respecting the natural topography and offering a living experience that celebrates the interaction between construction and landscape.

The project La Casa Sabater has been selected as a finalist for the ROOM Awards. This award highlights the excellence, originality and innovation of national projects and studies of architecture, interior design, design, craftsmanship and contemporary art.
In its latest edition, the ROOM Awards continue its tradition of recognizing creativity and sustainability in the field of architecture. The different categories include buildings, urban planning, landscaping, public spaces, interior design and products. The awards value not only the aesthetics and functionality of the projects, but also their impact on sustainability and their social contribution.
The Sabater House project arises from its implantation in the environment. The building is deployed through a very clear geometry, moving away from the concept of compact architecture. This strategy, together with the slender proportions of the construction, increases the perimeter of contact between the house and the exterior, generating a system of courtyards that seems to have no limits.
The main program is divided into three floors. The upper floor is where the sleeping area is located. Its orientation allows it to look towards the sea over the height of the trees. From this floor you can access the deck of the first floor, this deck is enjoyed as a belvedere over the landscape. Structurally it functions as a bridge between the garage that “approaches” the boundary of the plot and the communication core. This generates a shaded porch, which invites us to access the house. It is a piece closed to the street that gives privacy to the whole.

The NIU Houses construction system has been awarded with Delta bronze in the ADE-FAD awards. The NIU system, guarantee of design and constructive excellence, ensures reduced times, closed price and minimum consumption.
The manufacturing speed allows the usual construction times to be reduced to a third, including all the management and implementation of the project up to the execution of the house.The simplification and optimisation of processes ensures that the manufacturing chain is highly efficient and that the execution of each home is carried out in a programmed manner, without waste, errors or delays. The rigour and control in execution translates directly into our clients’ investment: the price of our houses is fixed and known from the start.
All our houses are designed to have the minimum energy consumption, and also have renewable energy generation systems. Likewise, from the very process of manufacturing the house – where the carbon footprint is reduced to a minimum – to its later life – where the choice of natural materials facilitates its possible recycling – there is a committed attitude to guarantee the minimum environmental impact.

In this new edition of the Madrid Book Fair, which takes place during the first weeks of June in the Retiro Park and which counts on the numerous participation of publishers and organisations from all over the peninsula, the recently created Casa de la Arquitectura is taking part for the first time, in collaboration with the Arquia Foundation.
Architectural tours have been organised on Saturday mornings, days on which some national architects have also been invited to be present at the stand and sign books for those interested in the publications centred on their work. On 8 June, the architects invited were Alberto Campo Baeza and Fran Silvestre, who shared the morning with a large number of visitors who came to the stand at the Casa de la Arquitectura to meet them and purchase some of their publications. In the case of Fran Silvestre, the monograph published by TC Cuadernos and with an introductory text by David Cohn was the best seller during the morning. Copies of the monograph published by Rizzoli, which has been coordinated by Philip Jodidio, were also sold.
The Casa de la Arquitectura stand in the central block will be open to the public until 16 June. This space brings together 12 independent publishers specialising in architecture and related disciplines, offering more than 300 titles and 2,000 copies. Among the participating publishers are, in addition to those mentioned, Actar, Arquitectura Viva, Bartlebooth, Calmo, Caniche, El Croquis, Ediciones Asimétricas, Fundación Arquia, Ministerio de Vivienda y Agenda Urbana, Patio and Puente editores.

On June 6th we will present together with Cork Oak Mansion the first house “Casa Zero”, a pioneering home that redefines the standards of luxury and sustainability in an event sponsored by DUS Desarrollos Inmobiliarios, Range Rover, de Antonio Yachts, GANDIABLASCO and La Reserva de Sotogrande.
This innovative project, which does not require connection to conventional utilities, water and electricity, thanks to its advanced self-sufficiency technologies, marks a milestone in green construction and design.
The “Zero House” is characterized as a home that does not need to be connected to the conventional utility grid thanks to advanced technologies, such as a condensing air conditioning system for fresh water. This cutting-edge approach not only ensures efficient management of natural resources, but also minimizes environmental impact. In landscape architecture, for example, various strategies can be implemented, such as the use of native and drought-resistant plants, the grouping of vegetation according to its water needs, and the application of mulching to regulate soil temperature and reduce evaporation. In addition, efficient irrigation systems can be installed, cisterns can be used to collect rainwater, and permeable surfaces and green roofs can be integrated. This revolutionary design, which guarantees maximum efficiency in the use of natural resources and a minimal ecological footprint, meets the demanding criteria of a Passive House, standing out for its ability to operate completely independently of conventional supply networks and its exceptional energy efficiency.
Range Rover, De Antonio Yachts and Gandia Blasco, leading brands in innovation and design, will also participate in the event, presenting their latest creations that define the new standard in conscious and sustainable luxury. Range Rover, a symbol of innovation and luxury in the automotive world, will present its latest 100% electric model. This launch reflects the brand’s vision of combining performance and sophistication with environmentally friendly technology, offering an exceptional driving experience without compromising its ecological responsibility. De Antonio Yachts redefines luxury yachting with its focus on sustainability, and will also introduce its innovative 100% electric yacht. NIU Houses finalist in the ADI-FAD awards

ADI-FAD organizes the ADI 2024 Awards, which bring together three awards in different areas of design: the Delta Awards for industrial design professionals and companies, awarded since 1961, the ADI Medals for students, which have been awarded since 1976, and the ADI Culture Awards, launched in 2016 and focused on projects that highlight the value of design culture.
Created in 1961, they aim to promote public recognition of innovative products that propose a conceptual renewal, bring an environmental or social concern, while exemplifying good design and manufacturing quality. Selected products will compete for one Gold Delta and two Silver Deltas in each category, and will automatically receive the Bronze Delta distinction in the final judging phase. An opinion delta will also be awarded by a vote of FAD members.
NIU was born from the desire to give a global response to the current processes of architecture and construction. Therefore, we have designed a system to execute the manufacture of houses in the most efficient and effective way. Our work process integrates all the necessary phases in the construction of a design house: from the architectural project -including the management with the administration and the coordination of all the agents involved in the construction- to the interior design. The rigorous systematization of all the operations involved in this integral process guarantees the successful materialization of our houses.
The jury’s verdict and the presentation of the awards will take place on June 13, 2024, at a ceremony to be held at Disseny Hub Barcelona, where the winners will be announced.

Our project Casa Sabater has been selected to appear on the cover of IW magazine in its 156th edition corresponding to the month of May.
Inside we find a complete coverage of the project, with photographies of the prestigious Portuguese photographer Fernando Guerra and with graphic documentation to contextualize the description and the images.
The house establishes a continuous dialogue with the exterior through four architectural elements that descend, adapting to the slope of the land and preserving the existing vegetation. Its design defines three distinct areas: a portico-like access, private areas facing the slope and spaces open to the landscape. Each volume frames different parts of the environment, creating a sequence of landscapes that merge with the vegetation, offering uninterrupted views of the surrounding forest and the sea from every room.
W magazine reports on the aesthetics of living space and design trends in order to offer a refined lifestyle. It publishes articles about humanity, architecture, interior design, industrial design and contemporary art, editing all its content with a broad and detailed perspective. The way it makes pleasant reading and attractive images, along with its function of connecting business resources with professionals, has made it an international reference.

Shooting new project in Sotogrande

Recently we have done a photo and video session in one of our latest built projects, Casa en Sotogrande.
For this, we have worked with renowned photographer Fernando Guerra and filmmaker Jesús Orrico, who have been in charge of documenting the essence of the design.
Located in front of the Sotogrande golf course, the house proposes to inhabit the shadow between the ground plane and the roof. A generous overhang allows to stop the intense sun of Cadiz and cover from the heavy rains of the area produced by the Sierra de Grazalema.
The structural effort allows to open the space directly to the landscape without interruptions. Access is from the upper street. From this point the water cover is observed in an attempt to blur the architecture to blend it into the natural environment.
The roof planes and the zero elevation are displaced to generate a covered access and an endless pool over the golf course. The ultimate goal is to minimize the impact on the environment, allowing the enjoyment of an inhabited shade in Sotogrande.
